Yes, each condo is equipped with a large cooler on wheels that you pull behind you like a piece of luggage. So it's easy to make your way to the pool or beach with all your favorites.



IS THERE ANY BEACH CHAIRS OR TOWLES IN THE CONDO WE CAN TAKE DOWN TO THE BEACH

WHAT IF WE NEED TO CANCEL, WILL WE GET OUR MONEY BACK?
IF YOU CANCEL BEFORE 90 DAYS PRIOR TO ARRIVAL YOU WILL GET ALL OF YOUR DEPOSIT BACK LESS A $50.00 PROCESSING FEE. AFTER 90 DAYS PRIOR TO ARRIVAL THE DOWN PAYMENT IS NONREFUNDABLE. ONCE THERE IS 60 DAYS OR LESS PRIOR TO ARRIVAL, NO REFUNDS OF ANY KIND ARE GIVEN. Once there are 60 days or less prior to arrival, there are no more refunds.


How do I know exactly what the cost will be as an “out the door” total for the week I want to vacation?
Click on view condos. Then, once you click on a specific condo you will have an option click on “rates”. Click on rates to view the total cost including the 11% Florida tax and the $85 cleaning fee for a given week. Rent only portion is shown in black, total including tax and cleaning fee is shown in blue for a one week Saturday to Saturday stay within a given time period.


IS THERE ANY ADDITIONAL BEDDING FOR EXTRA GUESTS BEYOND WHAT IS ALREADY IN THE BEDROOMS?
Yes, each condo has some form of additional bedding. Either a rollaway bed or two, a pull out couch, blow up beds, etc.


DO YOU EVER MAKE EXCEPTIONS TO CHECK IN AND CHECK OUT TIME? Yes, but very rarely and it must be in writing to you from a Tims Ocean Condos representative, printed off from your computer and taken with you to Florida. This option is almost never available in high season.

Do you ever offer long term monthly rentals at a discount? We will occasionally offer a condo for an extended stay at a discount. The extended stay must include all of January and must have a Saturday as an arrival and departure date. We can include part or all of February. Price quotes will be substantially higher as you move through February relative to your departure dates as weekly rentals start to really move fast at this time and we want to keep strong inventory for this demand. March is much too expensive for one to consider renting by the month. Call or email for a quote for extended stays.

Can I call in my reservation rather than doing it online? Yes, the phone is answered M-F from 9am-4pm central time and the number is 847-740-2800.


DON'T YOU REQUIRE A SECURITY DEPOSIT? No. When you receive your final confirmation/information package you will need to agree to the terms that include a breakdown of common things that are taken or broken and what it will cost if that happens. It states that you agree that your credit card is charged the amount outlined in the event a certain thing is taken or broken. You then email back stating in your email that you agree to the terms of (then you write out in your email the specific confirmation number you are agreeing to. You will know this number because you will have just received the number in your final email confirmation/information package).

What if I want to book 2 or more weeks? How do I know the cost when I book? Just go to the view condos, then click on the condo number you want, then click on rates, then add up the total for each week you want. Totals including all Florida tax and cleaning fee are shown in blue for a one week Saturday to Saturday stay. See where your dates fall to determine the rate for that week. Add up all your weeks. Then, for each week after the first one, deduct $85 for weeks that are in addition to the first one. This is because you only pay the $85 cleaning fee one time.

IS THERE A WASHER AND DRYER? Yes. If you are staying at Cape Winds or Chateau by the Sea there is a stack washer dryer right inside the condo. If you are staying at Spanish Maine, there is a full size washer and dryer right inside the condo. If you are staying at Paradise Beach Club there are washer and dryer facilities on each floor by the elevator. There are 40 condos on 4 floors at Paradise Beach Club. We have never had any issues with finding an open machine while staying at Paradise Beach Club.

DO WE NEED TO SIGN ANY SHORT TERM LEASE AGREEMENT?
NO. NOTHING NEEDS TO BE SIGNED. YOU WILL BE EMAILED YOUR CONFIRMATION AFTER THE $300 DOWN PAYMENT IS RECEIVED. The balance is charged 60 days prior to arrival at which time you will receive another email confirmation that also includes your paid in full receipt, directions from the airport in Orlando, basic rental guidelines, our managers cell phone number, and the lock box code to the condo. That is how you access the condo. You punch in the code and the keys are inside. The lock box is affixed to the front door jamb of each condo.

What if I'm making my online reservation now and it is already less than 60 days prior to arrival? Then you will receive your final email confirmation/information package and the card will be charged the full amount right away.



WHY DO YOU RENT SATURDAY TO SATURDAY ONLY EXCEPT ON OCCASION IN THE FALL?
BECAUSE IT IS THE ONLY WAY TO KEEP THE CONDOS RENTED CONTINUOUSLY. SATURDAY TO SATURDAY IS, BY FAR, THE MOST REQUESTED ONE WEEK STAY. FOR EXAMPLE, IF WE WERE TO RENT OUT FROM TUESDAY TO TUESDAY IT WOULD BE HIGHLY UNLIKELY WE COULD FILL IN THE GAPS. THE RESULT WOULD BE A ONE WEEK RENTAL THAT TOOK UP THE TIME OF TWO FULL WEEKS.

DO WE HAVE TO BRING ANY TOWELS OR LINENS?
NO. THEY ARE PROVIDED FOR YOU.

IS THERE A MAID SERVICE?
NO. WHEN YOU ARRIVE YOUR CONDO WILL BE CLEAN, LAUNDERED AND READY TO GO BUT THERE IS NO DAILY MAID SERVICE.

HOW DO WE GET OUR KEYS?
You will be emailed a lock box code 60 days prior to arrival when your balance due is charged on your credit card and you are paid in full. Much additional information will also be on this final email confirmation/information package. The keys to the condo are inside the lockbox. So, if necessary, you can check in very late with no problem.”

NO. THERE IS A CITY ORDINANCE THAT PROHIBITS THE USE OF A CHARCOAL OR GAS GRILL ON BALCONIES.
